Orega takes 26,000 square feet at 1 Balloon Street

Scheduled to open in early September, the Manchester site is the city’s fourth location for the flexible workspace provider.

Orega also has locations at Arkwright House, 76 King Street and 3 Piccadilly.

The 1 Balloon Street space will offer more than 450 workstations and will span three floors. At 26,000 square feet, it offers flexible office space for groups of five to over 100. The space also has meeting rooms and event spaces.

Other amenities at the Orega property include outdoor space, on-site shower and changing rooms, unlimited coffee, and secure bike storage.

Orega has signed a 10-year management agreement for the 1 Balloon Street space, which will open to select customers later this month and to the public around September 8.

Ben Hutchen, real estate director at Orega, said the group would provide “a prime example of what the future of work will look like”.

CBRE represented the owner of 1 Balloon Street in the settlement with Orega. Although the name of the owner has not been disclosed, London-based Wittington Investments hold the title according to HM Land Registry. Wittington Investments acquired the building in 2009 for £21 million.
